Fitout Highlights

Key Features of the Fitout

Every element of this fitout was carefully considered and executed to an uncompromising standard — from the dramatic entrance experience to precision acoustic management.

Signature Entrance Staircase
The entrance to the new first floor office is via a refurbished staircase which was substantially enhanced by the addition of a curving half wall around the inside of the stairs and a feature vaulted, curved and recessed ceiling with both hidden and feature lighting.

Relaxed Waiting Area
Alighting at the relaxed waiting area the feeling is of calmness and comfort where clients wait to be shown to one of the several meeting rooms or boardroom.

Flexible Office Configuration
The new office space created a blend of shared and private offices for teams and leaders to collaborate effectively and allow for privacy as needed. Leaders are connected to their teams via cavity sliding doors allowing for both ease of use and critical space saving.

Precision Glass & Solid Walls
The walls throughout were challenging to construct due to their half and half solid and glass nature, which required precision and care to ensure the quality of finish was uncompromising throughout.

Bespoke Door Design
The doors are designed with mid-rails and extended backset leversets with the application of reeded film to the lower portion for a great aesthetic effect.

New Slimline Ceiling System
A new ceiling system was installed to the whole space, a slimline grid with Tegular edge tiles to the offices, and a suspended plasterboard ceiling to the corridors and meeting rooms.

AV-Integrated Meeting Rooms & Boardroom
The meeting rooms and boardroom required false walls to exacting standards in order to create the required structure to hide and automate the appearance of the audio-visual equipment and for the joinery to fit flush where installed.

Whiteboards, Pinboards & Finishes
Extensive use of magnetic whiteboards in matching colours to the paint scheme and powdercoated aluminium frames, with each office also fitted with acoustic pinboards cut to measurement to suit each individual wall.

Acoustic Excellence
Acoustics are well managed with the extensive use of insulation within the walls and installing a minimum of 10.38mm laminated glass to both walls and doors.
Problem Solving

Key Challenges

Complex site conditions and a demanding programme required meticulous planning and technical expertise — without ever compromising the quality of delivery.

Tight 3-Month Timeline

The timeline was very tight with the client requiring completion for the whole office space within 3 months from the build start. Programming the works was tightly managed to stage the works in the most efficient way.

Severe Floor Level Variance

Floor levels were found to be significantly out of level across the floor plate, with some areas having up to 40mm of variance across a 3 metre space. Extensive use of floor leveling material was required to ensure a high quality outcome for the client.

The fitout project gave the client a look and feel to impress clients and create a calm oasis in a busy street precinct, while also creating a place that supports employee engagement and teamwork.
