Design
Separation of floor space into two tenancies with shared lobby, extensive use of internal glazing to allow maximum light penetration and a blend of private and open office spaces with curved wall designs softening the journey through the spaces.

Fitout Highlights
Key Features of the Fitout
Every element of this fitout was carefully considered and executed to an uncompromising standard - from the shared lobby renovation through to the precision glazing and ergonomic furniture selections.

Renovated Shared Lobby
A renovated lobby from the shared lift lobby splits to two tenancies with glazed fronts and access control locking, into the private reception areas.

Dual Tenancy Configuration
The two tenancies are of unequal size, one 725sqm and the other 350sqm, each with private reception areas and independent access control locking.

New Kitchens & Ceiling Finishes
Both tenancies feature new kitchens, a mixture of plasterboard painted ceilings with feature lighting and ceiling tiles with troffer lights.

Glazed Partitions with Curved Corners
The glazed partitions are arranged in zones for the efficient use of space and walls which feature curved corners. The glazing is accentuated with horizontal decorative black aluminium trims giving a lineal look to the fitout.

Ergonomic Sit/Stand Furniture
The furniture selected includes electronic sit/stand function for improved ergonomics and the generous use of tambours and planters to again create a wonderful working environment.

Plasterboard Feature Walls
Construction of plasterboard feature walls to separate open spaces allows for acoustic breaks across the office space as well as feature lighting and artwork to create an enhanced workspace.

Ceiling Grid Retention & Cost Management
To assist with cost management the existing ceiling grid and ceiling tiles were removed, stored and reinstated rather than completely replaced, with only damaged or unsightly tiles replaced as needed.
Problem Solving
Key Challenges
While the fitout itself was without major difficulties, working within an occupied building with constrained access required meticulous planning — without ever compromising the quality of delivery.
Occupied Building with Minimal Lift Access
The biggest challenge was working on level 3 of an occupied office building, with minimal lift access which was dimensionally challenging for materials, requiring careful scheduling around other tenants.
Dimensionally Challenging Staircase
A small staircase presented significant logistical constraints for the delivery and sequencing of materials throughout the project, requiring pre-planning of material sizing to maintain programme.

Outcomes & Benefits
The leasing arrangements were enhanced with the separation of the two tenancies with both areas delivering a very high quality office space for maximising rental yields.
